E17 IS THE POSTCODE TO BUY INTO IN EAST LONDON

Forget about its association with a certain 1990s boy band – there is a new buzz in 2008 about the postcode E17. This rapidly regenerating area of Walthamstow has a fast link into central London; the 2012 Olympics will be on the doorstep, as well as a wealth of leisure amenities, fashionable bars and cafés. Those in the know are already moving into the area and with its high specification, stylish design and two year lead-in to completion, Vellum by Telford Homes is the perfect place to buy. Vellum is being built on the site of a former paper mill on St. Andrews Road in E17. The design of the scheme is striking, creating a modern, dynamic landmark – buildings range from two to six storeys in height and use space, light and texture to create a contemporary style. Vellum interiors will be fitted out to the high specification and quality associated with Telford Homes, with Urban Myth kitchens and Roca bathroom suites fitted as standard. Purchasers at Vellum will also benefit from Telford Homes’ enviable customer service package complete with an induction service on move-in and 24/7, 365 day a year emergency service, ensuring superior finish and attention to detail.

Walthamstow has so much going for it. Most importantly, it is extremely well-connected: it takes just 15 minutes to get to King’s Cross station on the Victoria line from Blackhorse Road station (Underground zone three and the closest station to Vellum) with onward travel via connecting tube lines to all locations, including the heart of central London and the West End. The North Circular is also easily accessible, offering excellent road connections into central London and out to the A13, M11 and M25.

Walthamstow is located in the Borough of Waltham Forest, one of London’s five Olympic boroughs, so the 2012 Games will be right on the doorstep and residents should benefit from the improved infrastructure, commerce and facilities the Games will bring. Waltham Forest is also one of the foremost London boroughs for green space. Lloyd Park, a green oasis with bowling green, tennis court and formal gardens, is a 15 minute walk from Vellum, and the Walthamstow Marsh nature reserve and canal are also close by.

The E17 postcode is packed with amenities too. Walthamstow market, with over 400 stalls, is Europe’s longest street market and there are dozens of high street shops as well as independent boutiques, a wealth of cafés, bars and restaurants, plus the conservation area of Walthamshow Village with its lovely pubs, shops and cafés.

A major revitalisation of the town centre has been taking place over the last five years, with the creation of a new town square and gardens as well as an improved transport interchange. Plans are also progressing for a landmark retail development with several thousand square feet of space for cafés, bars and restaurants. The Blackhorse Lane area, which is close to Vellum, also has an action plan for growth, with new schools, improvements to local services and the creation over 1000 new jobs in the pipeline.

Scot Philp, from local Walthamstow estate agent Strettons, which is marketing properties at Vellum, comments: “Walthamstow is an eclectic mixture of the old and the new, with traditional pie and mash shops such as Manse’s sitting side by side quite happily with fashionable bars such as Celsius or the Orford Saloon Tapas Bar. With the City and the West End on the doorstep, as well as calming green space also right at hand, residents can truly have the best of both worlds in E17.” Sheena Ellwood, Sales and Marketing Director at Telford Homes, adds: “In the London property market, it’s all about finding the next ‘it’ area. We believe that area is right here in E17. With super-fast West End connections, plus great amenities and rapid regeneration, but still at good value prices – Vellum in Walthamstow is the place to be.”

Homes at Vellum start from £172,500 including parking; completions are anticipated from mid 2010. For more information on Vellum, please visit www.telfordhomes.plc.uk or call 01992 809800 to register your interest.
